1. Our Gas Safe registration

Best Choice Plumbing Limited is registered with the Gas Safe Register, the only official register for gas engineers in Great Britain, Northern Ireland, the Isle of Man, and Guernsey. Our registration details are:

Registered business name:  Best Choice Plumbing Limited

Gas Safe Register number:  551704

You can independently verify our registration at any time by entering our company name or registration number at https://www.gassaferegister.co.uk.

2. Engineer qualifications

All gas work carried out under the Best Choice Plumbing name is performed by an engineer who is personally registered with the Gas Safe Register and qualified to carry out the work in question.

Each engineer carries a Gas Safe ID card issued by Capita Gas Registration and Ancillary Services Limited. The card shows:

(a) the engineer’s name and photograph;

(b) the engineer’s personal Gas Safe registration number;

(c) the registered business they are working under (in our case, Best Choice Plumbing Limited);

(d) the date the card expires;

(e) on the reverse, the specific categories of gas work the engineer is qualified to undertake (for example, central heating boilers, cookers, gas fires, meters, liquefied petroleum gas).

You are entitled to ask to see this card before any work begins. We expect our engineers to volunteer it on arrival; if you have any doubt, please ask. You can check the card details live at https://www.gassaferegister.co.uk.

3. Standards we work to

All gas work we carry out complies with:

(a) the Gas Safety (Installation and Use) Regulations 1998;

(b) the Health and Safety at Work etc. Act 1974;

(c) British Standards applicable to the work being carried out, including BS 6798 (boiler installation), BS 5440 (flueing and ventilation), BS 6891 (gas pipework), and BS 7967 (combustion analyser use), as updated from time to time;

(d) the manufacturer’s instructions for the specific appliance being worked on;

(e) the current edition of the Gas Industries Unsafe Situations Procedure (GIUSP) when identifying and handling unsafe gas situations (see Section 6).

4. Before we start work

Before commencing gas work at your property, we will:

(a) confirm the scope of work with you in writing (by quotation, estimate, or service confirmation);

(b) check that we have safe access to the appliance and any related infrastructure;

(c) where required, isolate the gas supply and verify the integrity of associated pipework using calibrated test equipment;

(d) carry out a tightness test on the gas installation where appropriate.

If we identify a condition that prevents us from completing the work safely, we will stop and discuss the options with you before proceeding.

5. The annual service visit

Where you are subscribed to our Boiler Care Plan, the annual service visit includes the safety checks and combustion performance assessment required by the manufacturer’s service schedule for your boiler, normally including:

(a) visual inspection of the appliance, flue, and surrounding ventilation;

(b) cleaning of the burner, heat exchanger, and condensate trap where applicable;

(c) electrical safety checks of internal components;

(d) flue gas analysis using a calibrated combustion analyser, including measurement of carbon monoxide (CO) and carbon dioxide (CO2) and the CO/CO2 ratio;

(e) a written record of the work carried out and the readings obtained.

6. Identifying unsafe situations

Where an engineer identifies a gas appliance or installation that is or may be unsafe, they will classify it in accordance with the current Gas Industries Unsafe Situations Procedure (GIUSP):

(a) Immediately Dangerous (ID) — the appliance or installation presents an immediate risk if used; the engineer will, with your permission, disconnect or turn off the appliance and apply a warning notice;

(b) At Risk (AR) — there is a defect that has not yet caused immediate danger but could do so; the engineer will recommend the appliance is not used until the defect is corrected, with your permission turn off the appliance, and issue a warning notice;

(c) Not to Current Standards (NCS) — the appliance is safe to use but does not meet current standards; we record the defect and inform you.

In every case where we make an Immediately Dangerous or At Risk classification, we will:

(a) explain the issue to you in plain English;

(b) seek your consent to make the appliance safe (or, where consent cannot be obtained and there is a clear danger, take the action required by the GIUSP);

(c) where required by the GIUSP, report the situation to the gas emergency service provider (Wales & West Utilities for the South Wales area, on 0800 111 999);

(d) provide a written warning notice that you should keep with your boiler manuals.

7. Gas emergencies

If you smell gas, suspect carbon monoxide leakage, or believe there is any other gas emergency at your property:

(a) turn the gas off at the meter if it is safe to do so;

(b) open windows and doors and leave the property;

(c) do not switch on or off any electrical appliances, lights, or matches;

(d) call the National Gas Emergency Service immediately on 0800 111 999, which is the contact point for Wales & West Utilities in the South Wales region;

(e) for liquefied petroleum gas (LPG), call your gas supplier on the number shown on your tank or cylinder.

Best Choice Plumbing operates a 24-hour callback promise for Boiler Care Plan subscribers (see clause 7 of the Boiler Care Plan Terms and Conditions), but this does not replace the dedicated emergency services above when an active gas leak or suspected carbon monoxide event is in progress.

8. Carbon monoxide awareness

Carbon monoxide (CO) is a colourless, odourless, and tasteless gas that can be produced when fossil fuels burn incompletely. It is potentially fatal. Properties with any gas appliance should be fitted with at least one audible carbon monoxide alarm meeting British Standard BS EN 50291.

We strongly recommend testing CO alarms monthly and replacing them in line with the manufacturer’s end-of-life date. We can install and replace CO alarms as part of any service or callout visit.

9. Landlords — Landlord’s Gas Safety Certificates

Domestic landlords have specific duties under the Gas Safety (Installation and Use) Regulations 1998:

(a) to ensure that gas appliances, flues, and pipework are maintained in a safe condition;

(b) to arrange an annual safety check of all gas appliances and flues, carried out by a Gas Safe registered engineer;

(c) to keep a record of the check (the Landlord’s Gas Safety Record, commonly known as the CP12) for at least two years;

(d) to provide a copy of the CP12 to existing tenants within 28 days of the check, and to new tenants before they move in.

Subscribers to our Boiler Care Plan who let the property as a landlord receive the annual CP12 as part of the Plan at no additional charge, issued at the time of the annual service visit, in line with clause 8 of the Boiler Care Plan Terms and Conditions.

10. Records and reporting

We keep written records of every gas job we carry out, including:

(a) the date and location of the work;

(b) the engineer who attended and their personal Gas Safe registration number;

(c) the work carried out and any parts fitted;

(d) flue gas analysis readings where applicable;

(e) any warning notices issued under the Gas Industries Unsafe Situations Procedure;

(f) for Boiler Care Plan annual visits, a copy of the service record.

Where an incident is reportable under the Reporting of Injuries, Diseases and Dangerous Occurrences Regulations 2013 (RIDDOR), we will make the report to the Health and Safety Executive within the timescales required.

11. Customer responsibilities

To help us keep gas work at your property safe, we ask that you:

(a) provide reasonable access to the boiler and any relevant pipework, including clearing space around the appliance before our visit;

(b) do not interfere with gas pipework, appliances, or any safety control on the gas installation;

(c) do not have anyone other than a Gas Safe registered engineer carry out work on your gas appliances (it is a criminal offence under the Gas Safety (Installation and Use) Regulations 1998 for an unregistered person to do so);

(d) test and maintain any CO alarms in the property;

(e) report any change in the appliance’s behaviour (unusual smells, sooting, condensation, intermittent operation, pilot light going out) to us as soon as possible so we can investigate.

12. Raising concerns about our gas work

If you have a concern about our gas safety practices, please raise it with us in the first instance using the routes set out in our Complaints Policy:

By email:  dan@bestchoiceplumbing.co.uk

By telephone:  01792 677 451

Where the matter is urgent and you believe there is an immediate risk, please call us by telephone rather than email.
